Some frequently asked questions
Q) How big are the Building Plots?
A) Plot sizes on Oasis’s developments vary. It is a requirement of the Cayman Islands Planning Department that Plots of land on Cayman Brac and Little Cayman are a minimum size of 10,000 sq ft (929.03 sq mtrs) with road frontage of 100 ft (30.48 metres) and 10,000 sq ft (929.03 sq mtrs) on Grand Cayman. asis Plots are sized greater than the minimum planning department requirements.
Q) Are services connected to each Plot?
A) As part of the subdivision of a parcel of land, on Cayman Brac and Little Cayman it is a requirement that electricity poles are installed on the subdivision, with individual Plot owners connecting their Plot’s own electricity supply to the electricity which is provided near to the Plot by overhead cables. Sewage is by septic tanks which are installed as part of the building process by the owner.
Q) Who guarantees title to the land?
A) The Cayman Islands Government guarantee title to all land which is correctly registered with the Government’s Land and Survey department.
Q) How do I know Oasis owns the land?
A) Copies of Land Registry documents for our developments are downloadable within the company website which shows Oasis as the owner of the land. This information can be verified directly with the Land and Survey Department in the Cayman Islands. The information is available to members of the public for which an approximate charge of US$5.00 is made.
Q) Do I have to build on my Plot?
A) No. There are no time deadlines for purchasers to build on raw land; it can be held undeveloped indefinitely which makes owning a piece of Cayman land such an attractive proposition.
Q) Does the planning approval only last for a set time period?
A) No. All of the Plots of land Oasis has for sale is in the areas which have been zoned for residential building. The zoning does not have an expiry date. The planning approval for the type/size of building you are putting on to your plot of land has an expiry date which full details can be found on the Governments website for land and surveys http://www.caymanlandinfo.ky

A) Oasis provide a topography report showing the heights of the land this is viewable within the due diligence download on the company website
Q) Is there any tax in the Cayman Islands?
A) Internationally, the Cayman Islands are widely perceived as a jurisdiction without taxation of individuals or businesses. The Cayman Islands are a tax-neutral jurisdiction in the sense that, although taxes are not levied on income or profits earned locally, an expatriate working in the Cayman Islands who is obligated by the tax laws of his or her home country to report worldwide income, even while not being subject to taxation by the Cayman Islands. In the Cayman Islands, tax is not due on wages earned locally or on profits and capital gains from investments. Moreover, there are no sales, good and services taxes or VAT, and many luxury goods are either partially or completely duty free. Lastly, there are no death or inheritance taxes. When you are making any decisions relating to taxation you need to take advise in relation to your own circumstances

Q) Where is the money for the Plot held?
A) Your deposit payment is held to your order by Oasis Land Development until contracts are unconditionally exchanged with Bodden and Bodden Corporate Services in the Cayman Islands. The funds are then released to Oasis Land Development Ltd.
Q) How do I know what Plots are sold, and what Plots are still available for sale and what new developments the company has launched?
A) The Oasis website is regularly updated showing the status of all Plots and new developments being released. If you are unsure of any prices for new developments, check them with our UK office who will advise you accordingly call + 44 (0) 1704 544438 or email info@oasis-land.com
Q) What happens if I want to resell my Plot of land?
A) The purchase contracts are fully assignable. This can be done at any time up to completion of your purchase. Upon completion (when you have paid for your Plot of land in full) you are free to have the Plot registered into your name, your family’s name or the name of a company, which will then allow you to remarket your individual Plot of land. Oasis do not market plots of land on behalf of a purchaser/s or cannot give any guarantee in relation to what resale prices will be in the future.
The company will then issue the new assignment showing the original purchaser’s details with the name and address of who the contract has been assigned to. The assignment document will need to be signed in the same manner as the Agreement of Purchase and Sale. When the assignment document has been signed by the new purchaser and the original purchaser, it needs to be returned to the company in order to be sent to the Cayman Islands to be executed. The assignment document then forms part of the new Agreement of Purchase and Sale.
The company make a £500 charge for this. This charge covers company administration costs, legal costs in the Cayman Islands and the cost of sending and returning documentation to the Cayman Islands.
The 2 documents the new purchaser needs to sign are as follows:
1) The Agreement for Sale of the Benefit of the (original) Contract is made between the original purchaser from Oasis (who is referred to as the sub-vendor) and the new purchaser. This document is between the current purchaser and the new purchaser. (The company require a copy of this document for our own records.)
2) The Agreement to Assign is the document which needs to be signed by the current plot owner and the new purchaser and then returned to the company (Oasis) where it will be sent off to the Cayman Islands to be auctioned.
Q) Can I go and look at my Plot?
A) Yes, you can go at any time all developments are clearly sign posted, let our office know when you are travelling to the Cayman Islands and we will try and arrange for someone to show you round.
Q) Where can I stay or what hotels are in the Cayman Islands for when I travel to look at my Plot?
A) Accommodations are ample. There are several luxury resorts with all amenities, as well as other less expensive options. Many visitors stay in condominiums with kitchen facilities and take advantage of the first class supermarkets and cook and barbeque on the beach. We can advise you which hotels you can stay in.
Q) How many hotels are on the islands?
A) On Cayman Brac there are approx 16 hotels, Little Cayman has approx 8 hotels and Grand Cayman has around approx 30 hotels including the world famous Ritz Carlton which is located on Seven Mile beach

Q) How will I get around the Sister Islands – Can I rent a car?
A) Car rentals are readily available. You must be 21 years old to rent a car. Driving is on the left hand side of the road and seatbelt use is mandatory. Visitors must get a temporary driver's license from the police station or car rental agency. This is obtained by showing a valid driver’s license from their home state, county or parish and paying a £5 / US$8.00 fee. Mopeds and scooter rentals are available on Grand Cayman, Cayman Brac and Little Cayman. Helmet use is required. Usual daily rate is £15 / US$25 for helmet and permit.
Q) Why is Cayman’s diving so good?
A) There are a lot of reasons. First of all they aren't mountainous and don't have rivers, so there’s no have run-off into the oceans, inhibiting reef development. Second, all three Cayman Islands are actually submerged mountain tops so we have incredible walls all around the islands, reaching in some areas 20,000 feet or more in depth! Third, they have always been very conscious of their precious resource and guarded it by establishing Marine Parks, limiting fishing, virtually spear fishing, outlawing anchoring, educating divers and self-policing the behavior of dive operations.
Q) What language is spoken on the Cayman Islands?
A) English is the spoken language on the Cayman Islands.
Q) What amenities are on the islands?
A) Grand Cayman has all the amenities you would imagine for a developed island. The Sister Islands has 1 day care centre, 4 primary schools, 1 high school and 1 college. Faith hospital is located on Cayman Brac. Grand Cayman and Cayman Brac both have international airports.
Q) The purchase agreement for my Plot of land, I am not sure what to do with it.
A) You must thoroughly read the Agreement of Purchase & Sale for the Plot of land you are purchasing, check everything relating to the Plot of land is correct the initial the bottom of each page and sign and complete where marked. When the document has been signed it needs to be returned to our office in the UK or Beijing who will forward it onto Bodden and Bodden Corporate Services in the Cayman Islands to be signed on the company’s behalf. This is the unconditional exchange of contracts.

Q) What are the names of the Cayman Islands Airports?
A) Owen Roberts International Airport (GCM) is near George Town on Grand Cayman and is the main airport. It is about a 65 minute flight from Miami, Florida. It is served by a number of international airlines, flying to destinations in the Caribbean, North America, Central America & Europe.
Gerarrd-Smith International Airport (CYB) is located at the western end of Cayman Brac.
Edward Bodden Airfield (LYB) is a small grass strip located on the south western coast of Little Cayman.
Q) How do I get to the Sister Islands?

Cayman Airways fly from Grand Cayman to Cayman Brac 4 times a day. The flight is approximately 30 minutes long.
Q) What is there for kids to do?
A) They will enjoy the various water sports like the banana boats, two person parasailing or discovering the fantastic marine world through snorkeling and swimming with colorful tropical fish. Adolescents over 12 years can also learn to dive! View the amazing underwater reefs in submarines, semi-submersibles and glass bottom boats. Not to be missed is the famous Stingray City snorkel trip where everyone becomes a child at heart swimming with tamed southern stingrays in their natural habitat, the open sea.
There is Boatswain's Beach the new home of the Turtle Farm located in West Bay where you can find many different species, sizes and ages of turtles in addition to indigenous animals and birds.
Other activities include mini-golf, a visit to the Cayman Islands Museum and the multi-media theatre at Pedro St. James Historic Site. For kids 10 years and older horseback riding is available, as well as cycling, golf and tennis.
Some hotels also host kid camps for children under the age of 12. If you are visiting during the national Pirates Week Festival there are numerous activities for children.
Q) Where can I play Golf?
A) There are three golf courses on the Grand Cayman to choose from.

The Links at SafeHaven is a 6605 yard par 71, 18 hole championship course, designed by Roy Case. It was awarded "1997 best golf course in the Caribbean" by Caribbean World Magazine. Practice and learning facilities available.
The course in now owned and operated by The Ritz-Carlton and is (in theory) only for the guests of the hotel.

Jack Nicklaus has created a masterful golf course for Britannia and the Hyatt Regency Grand Cayman. Reminiscent of legendary courses such as Royal Troon, Turnberry and Royal Birkdale on the other side of the Atlantic. The Britannia course features grassy mounds, rolling dunes, lakes and oversized bunkers. On the fifth shot hole, the tee shot must carry over the Caribbean Sea while on the breathtaking 562-yard Hole 9, three different shots are over water.
There are two courses at the Britannia/Hyatt; a 9-hole and an executive 18-hole. The course being played changes each day, so best to check with the club-house. Approximate cost: £31 / US$50

The newest course is the Blue Tip, a Greg Norman-designed nine hole golf course at the Ritz-Carlton. The 3,515-yard, par 36 course offers five sets of tees for varied play. Blue Tip features five long Par Fours and a 600 yard Par Five. Water comes into play on eight out of nine holes. Carved along a serpentine waterway with sweeping views of the North Sound, Blue Tip at The Ritz-Carlton, Grand Cayman is the first course to be constructed on the island in 10 years. The website says that the course is only open to Ritz-Carlton guests and Residence owners of The Ritz-Carlton.
